Acoustic bass fret buzz

I just got a new Michael Kelly 5-string acoustic and a few things wrong with it. Trying to decide how much bad the one problem is. In general it plays well, but the 12th fret on the G string buzzes like crazy. The 11th and 13th fret are okay. Would that mean this is low fret? If that is the problem could it be dressed out? That is the main issue.

The second issue is the B-string is basically dead everywhere. I'm just a bad string, or could it be something else? This is my first acoustic bass so not to familiar with them.

Last is a hum when plugged in, figure that is a wiring issue and something probably needs to be resoldered.

Any comments?

Right only when I fret at the 12th fret does it buzzes. Frets look okay, but I will try to find a straight edge to put on this one.

I was at GC trying to find an acoustic 5-string set they didn't have any, so I will have to order a set online. Want to replace them all because they got some gunk on them that leave my fingers black after playing. I have wiped them down good and that helped some, but still something rubbing off.

The hum isn't affected by touching the strings. Its not real bad but its there all the time.

Got an okay from manufacturer to take it to repairman to fix or say it needs to be replaced. Thanks for the advise.
