 Songs with Balanced Difficulty

I am looking to record some cover songs doing all the parts including vocals, but I am having trouble finding songs that are balanced in terms of difficulty. I am looking to do better known rock & pop and I am looking for suggestions that are easy to moderately challenging. As a musician, I shake down as follows:
Bassist B+ (can play most popular songs, trouble with only advanced stuff)
Guitarist B- (good rhythm, decent soloing but no shredding)
Drummer B- (solid, not flashy though, no double bass)
Vocalist C+ (I hit pitch, but have a limited range)
Ideas?
