Teachers: How much do you pay for rent???

I teach in a local store and have been paying the same rent for the past two years. Recently the store decided to raise their rent because they are "losing money" on lessons and that other stores in similar size areas are charging almost double.

I think I am getting screwed because they don't spend any money on advertising, and refused to name any of these stores that charge so much.

Please give me some perspective: How much are you paying for rent? How much do you charge? What size of city/town are you in?

Yeah, if they don't spend any money on advertising, why would you teach out of the store? Just teach out of where you live and cut out the middleman.

I live above a music store..
Their "bass" teacher is a guitard...
He teaches the beginners down there(and gives a cut to the store)
I teach more advanced students (up here)



The guitard (teacher) guy from downstairs sneaks up here to get lessons from me!

I was paying $600/month in a shop that did advertise, clean etc, then the owner got heavily into coke and weed (on top of the booze). I was charging $30/hour and my schedule was full, 7 days a week.

So I modified my basement into a beautiful studio (about $20,000) and now teach at home (and out of my daughters school) approx. 95 students a week.

The guy mentioned above is about to close down.....loser!

Oh, and I'm in a town of about 70,000.

I was doing fine until they raised the rates. As you all know, certain times of the year are prone to schedule changes. I have lost several students due to various reasons related to the start of school coming up (ie. sports practice, going off to college, etc..)

All of a sudden I have a bunch of openings that aren't getting filled, and they are raising rent rates. If students keep coming in I feel the rent is worth it. If not, why am I paying $2.60 per lesson???? The store also made it known that it has a planned schedule of rate increases over the next several years to "catch up" to these other (conveniently un-named) stores that charge so much.

There are plenty of reasons to teach from a store. Easy access to books and other supplies, this particular store has a good reputation in the area, they cover the liability (I hope), they usually back me up in terms of payment and attendence policies, and usually provide me with students.

I have been charging $80 per month for 4 - 30 minute lessons with rent at $2.25 per lesson. I am now charging $88 per month for the same number of lessons to compensate for the new, and upcoming increase, in rent.
