Music Studio in Bank Vaults

G'Morning. I am on the cusp of a small business venture. Currently I can rent a unique peice of realestate, a series of bank vaults. I was thinking about opening a music studio in them. It would provide Kindermusic, and music lessons (and hopefully rehearsal and recording space, see below).
It is set up in a long hallway, underground and the rooms are thick concrete. There are four vaults, I have not measured them yet, but they are some where in the vicinity of 8-12 x 8-12 feet in floor space. Aside from music lessons and Kindermusic (for which the individual rooms would be ideal, I was also hoping to rent them out the vaults as rehearsal space and in at least one, set a up a small scale but respectable recording operation, primarily for recording bands and acoustic guys. I know space would be tight, but is this amount of space simply too small, or with a little ingenuity could something operational be put out?

The ambience is just too cool, it is clean, it was built in 1915 so the hallway is all done in marble with great plaster wall trim, really uniuque. What do youy think?

to me those are really small spaces, but the ambience seems really cool. for me personally, the ambience is important for a creative space like a studio. for a rehearsal space, i like to feel comfortable and alot of space around me helps. an 8x12 room does not hold a lot of gear and people and i would fear banging my basses into the drummers cymbals. also an accurate sound may not be possible in such a small space. but some players don't care about this stuff so it may appeal to some. the thing is you have a cool space with vibe. there is answer there somewhere to make your idea a reality. good luck, jeff

make sure you have good ventilation... those rooms are usually airtight
