buying a house is super stressful
i'm surprised that any couple makes it through this process.
that is all i wanted to say.
now back to trying to understand documents that seemed to have been written in greek.

i just ended the loan process, and it was stressfull as hell.
But now i just have to think about the house moving, and it's the gooood part.

It is stressful and very confusing. What surprised me the most was the lending banks that were more interested in making the loan than the relative value of the house in relation to my income. Several lenders (this is 25 years ago) were more than willing to let me ruin myself. Big lesson. I just finished paying off the house, so it all worked out... but you have to choose wisely or your a$$ will be in the grinder.

There are plenty of books and information about how to plan your money. Get them. Read them. Figure how much time you put into researching your last bass purchase. Divide the time by the cost of the bass to come up with an 'hours per dollar' figure. Spend that much time (per dollar) researching your house purchase.

I understand your suitation. Im just begining the process of buying a house, the credit checks, aprovals, release of liablity, blah blah blah.
Luckily a close freind of mine is a relator, so it helps a lot.

Wow, I guess that the right mortgage company can make the difference. I called a guy based on a referral, did the credit check and made an offer in all of 4 hours. It was pie to me and he explained everything and was never in a hurry. I had to wait on the bank to finally accept my offer (it was a foreclosure) but my part was easy and I've referred my guy to 2 other people that have bought with him and said the same thing.....can't believe how easy that was.

I've moved around a bit, so I've been through the process a few times....4 times on the buying side and 3 times on the selling side. The three house I sold, I had built...and the building process in itself can be a little stressful. Believe it or not, it does get easier. Hang in there...

I just bought my first house last month and I didn't find it too bad. I guess I'm just not a real stressful person. My fiancee OTOH was a mess. Even at the closing she was incredibly confused. I will say that during the approval process I was a little stressed, just because it was like "are they going to give me the money?", but it was all down hill one I had the committal letter in hand. Getting all the documentation for everything wasn't bad at all. I do all my own taxes and keep PDF files of all my returns and scan and PDF all my W2s. So I literally had to spend about 5mins to get all the documentation for them and email it over. I never even met my mortgage officer until the closing.

oh i have quite a story involving buying my house.

my former wife and i were buying 2 years ago. i never saw the house, but she did. she said she wanted it so i put in the offer. a certain bank has a first time home buyers program with a much lower interest rate. we met with the mortgage officer and thought we had everything we needed done.. then he called us and told us the underwriters needed this or that to get it approved. we provided him with every request he had and his requests kept getting more and more ridiculous and we were still not approved for the first time home buyers program. my realtor who happened to be a good friend of my dads got involved trying to help us satisfy everything he was asking for. the settlement date was very quickly approaching. finally the realtor called me and told me that she had never heard of any mortgage company wanting some of the things this guy was asking for in her 20 years of real estate. she instructed us to quit giving him anything he asked for and that she was contacting his boss.

3 days later his boss calls me and asks to meet with my wife and i plus our realtor and the mortgage officer. in this meeting the mortgage officer's boss tells us that there is no way that we could get approved to due to lack of income and lack of income and lack of credit history (funny cuz i afford this same house on a single income now make less money, and taxes have went up)

the mortgage officer admited to knowing we wouldnt qualify and that he was trying to get us to settlement and force us to take the higher interest rate..

his boss fired him right in front of us and then issued us a deal

Pffffft!!!

Try buying your 2nd home non-contingent and then paying two mortgages and a bridge loan while waiting for your 1st home to sell... my ball sack still hasn't recovered from that experience!

yes you are correct. appraisal. we need an fha appraisal.
to be honest, my wife is doing most of the complicated hard stuff.
i probably should know more about what exactly is happening, i just start to get glossy eyed when trying to read this stuff
