Song advice needed. I'm out of ideas

Hey all.
I'm playing with some other people who are new to their instruments. Here's our coverage:

Bass
Guitar
Drums
Vocals

The singer has a tenorish voice, similar in range to Eddie Vedder (Pearl Jam) or Chris Cornell (Soundgarden, Audioslave). So not REAL deep, but definetly not high. The singer can also do rythym guitar, but it has to be very easy because he doesn't play guitar, but can follow chords if you lay them out exactly for him.

The guitar player is intermediate+ in skill. I wouldn't call him advanced, but he's pretty decent

I'm relatively new on bass, but with 20 years of piano training, I'm picking it up in leaps in bounds. i.e. I already know all the theory, chords, etc... I just need to learn the bass playing skills.

The drummer is a beginner, but that's because he's a fantastic guitar player by nature, not a drummer. He's doing drums as a new challenge, and getting better all the time.

Ok, so the question is, I need some new songs for us to play around with. Please keep in mind our layout. It's easiest if we get stuff that is built for a guitar/bass/drums trio. A lot of stuff I want to play requires two competent guitars, not one. It also needs to be in the vocal range of our singer.

Here's some stuff I threw out. Some won't work due to needing too much guitar, but off the top of my head I couldn't distinguish.
Brandy - RHCP cover
Interstate Love Song - STP
Plush - STP
Black - Pearl Jam
Like a Stone - Audioslave
Lightning Crashes - Live (may be a little too high pitch)
One - Creed
Fine Again - Seether
Snow - RHCP (may be a little too high pitch)
What It's Like - Everlast
Awake - Godsmack (may not be doable on one guitar)

Then I know the other guys dig 90's rock/ballad stuff, so I threw out:
If You Could Only See - Tonic (may be a little high pitch)
Hanging By A Moment - Lifehouse
Counting Blue Cars - Dishwalla
Sex & Candy - Marcy Playground
The Freshman - Verve Pipe
Hey Jealousy - Gin Blossoms
Save Tonight - Eagle Eye Cherry
Black Hole Sun - Soundgarden

We'll play whatever genre we find good songs in. I mean, here's the current set list
All The Small Things - Blink 182 (he takes it down an octave)
Inside Out - Eve 6
What I Didn't Know - Athanaem
Scotty Doesn't Know - Lustra
Beverly Hills - Weezer
Cumbersome - Seven Mary Three
Bad Day - Fuel
Wanna Be Sedated - The Ramones

Thanks for reading the very long post. I really appriciate all the help!
Nosh

Tonic - Open up your eyes
Weezer - Hash Pipe
Lit - My own worst enemy
