jargon

Modified body- they changed the body in some way

Hipshot tuner- I assume the mean Hipshot detuner (also known as an Xtender). Hipshot is a hardware company that makes tuners, bridges, etc., but if they only mentioned one on the E string, they probably meant a Hipshot detuner. A detuner is a tuner with a an adjustment knob and a lever on the back that allows you to drop to a lower tuning by flipping the lever. The adjustment knob determines what note the tuning key will drop to when the lever is flipped.

Active EMG pickup- the original passive Fender pickup was replaced by an active (meaning it requires a battery and will likely have a high output) pickup by EMG, a pickup company. It will likely sound noticeably different from a standard P pickup.
