63 P with everything changed, but OG neck. How to value?

The hunt for vintage Fenders continues! Saw this one on Reverb and it keeps nagging at me.

Pretty much everything changed, but original wood and rosewood neck w/ clay dots looks very sweet. I know refins halve the value. Pickups, bridge, pots replaced maybe knock off another $2k? Thinking this would be a decent buy at $3000?

Having a tough time putting a number on this one. Any ideas? They're asking $3780
