I made a few mistakes on the first house. Took the realtor's advice on too many things, had a bad Real Estate attorney, got stuck with a pretty high interest rate, had to forge some documents in order to qualify, the usual stuff. There were times in the first few years that I thought we would lose it, but it all turned out OK in the end.
Useful advice - don't change all the things you don't like about the house right away. Live in it for 6 months to a year before you make any major changes.

Pffffft!!!

Try buying your 2nd home non-contingent and then paying two mortgages and a bridge loan while waiting for your 1st home to sell... my ball sack still hasn't recovered from that experience!

+1 but the new house was built from the ground up - closed on that one and sold the other one two weeks later.

The building the house was the most stressful part - closing and all that was a breeze - never gonna do it again!
