Same for wine cellars.This is normal for studio building, or at least so the pros tell me.
Contractor would get it done in half the time for double the money, if not more. They also wouldn't get the isolation right because they've never done that kind of work.

The design changes I mentioned earlier have created a lot of additional work for me.
Today after our friends who were staying with us for the weekend left my wife and I did some gardening. After that, being admittedly a little burned out, I got to work insulating. I got a bunch more of it done, but decided that before I continued the right thing to do was tear down the loft framing. Getting the loft joists out took about five minutes and was no big deal. The joist hangers on the other hand were an abomination of the highest order! Evidently they're meant to be installed with relative ease, but they do not want to be removed AT ALL. I spent 15-minutes figuring out a way to remove them. I got one out, and removed the top nails from a second and basically hit a wall. It's a ridiculous amount of work to remove one of them, and there are 22 of them installed minus the one that I removed today. I gave up for the night, but over the course of the coming week I'll be working to get them removed. It won't be easy, but the end result will be a better product.
Remove the hangers, build the partition wall all the way to the trusses rather than in a loft configuration, finish the insulation, get the permitting wrapped up, and then it's on to the SMS walls. Moving at the speed of a glacier, but at least it's still moving forward.

The low setting allows it to run as quietly as possible. Even then you have to buy rather high end equipment to get low db or sonnes numbers. For instance, the mini split I have spec'd out will run as low as 19db on its lowest setting! The only contractor cost is for final vaccuum testing, purging and charging of the mini split system and I added some contingency to that as well. I could get the HVAC cost down to under $2,000 if I really wanted but then the system wouldn't be quiet enough for studio work. I'd then be in a situation of turning everything off when it was time to record. That works for a quick take, but an all day session in a room sealed up as air tight as possible simply doesn't work. Try drumming for eight hours while the room fills up with CO2![]()
What do you mean by "loft joists"? Are you talking about the truss bottom chords? Modifying preengineered trusses is not a good idea and would be grounds for rejection by the city inspector. Cutting corners on ANY part of this has never been part of the equation.From recording in a lot of smaller studios I can't emphasize this enough; if running out of cash, still prioritize the ventilation! You may have the best mic pres money can buy, but you will get lousy performances without fresh air in the room.

Exactly rightSilky's original design involved a loft space over the entry vestibule, which would function as a large bass trap. He's changed his mind and is extending the front wall up to the ceiling, but first has to remove the framing that he already built for that loft space. I'm pretty sure he's not touching any of the pre-engineered structure.

I didn't realize the bottom portion of a scissor truss was still called a chord.I thought you might have been describing removing the bottom chords (it is still called a bottom chord in a scissor truss) so I thought I should check before you potentially ended up with a collapsed building.
