My New Studio Build (perhaps overly detailed)

Be very thankful that you figured it out. Any corrective measures now will cost relatively little against what it would be if you had discovered the problem after the construction was completed and rot had set in.
 
At my last house there was a hot water tank supply pipe that ran through the attic. There's a fitting called a "hot water transition union" that keeps ambient heat from the water tank from escaping through the potable water supply pipe which is filled with cold water and would provide an excellent heat transfer conduit. That fitting failed and filled a ceiling joist bay in the attic, saturated a bunch of insulation and destroyed two full sheets worth of drywall right in my living room and just outside the door to my master bedroom. It was a messy and expensive ordeal.

I'm very happy that this leak won't turn into the fiasco that the one at my old house did.
 
Warranty repair is happening tomorrow. The repair guy called me today and said that he would have to pop the door trim off, unmount the door and then perform the repair. He seemed to have an idea of what the problem was without ever having been to my place, which makes me think that this is a known/common problem. Hopefully he can get it fixed. If he ends up wrecking the paint while popping the door and trim off and back on I'll be upset, but hopefully I won't have to cross that bridge at all. More updates to come. Once the leak is fixed I'll be able to FINALLY get back to work.
 
The guy never called me back after completing the work. My wife said he showed up, didn't plug into any power, didn't have an air compressor, but did have a caulking gun. I suspect he squirted some caulk on an opening and called it good. I'm going to call him tomorrow and get the run-down. If a little sealant is all that was done I'll be hesitant to call that sufficient.

I've used a product called great stuff, an expanding foam sealant, around windows, doors, and cutouts in walls. This helps with air infiltration and adds water resistance. It reinforces the caulking.

If there is space for this, maybe it would help in this case.
 
I see builders using these products to fill the space around window and door frames. I have some that's been in place in wall openings around pipes and conduits for over thirty years to seal air leaks, still as solid as the day it went in. Good products.
 
Just got off the phone with the guy who did the repair yesterday. It looks like the leak was partially my fault, and partially the fault of the door installer. I'm going to give myself the benefit of the doubt and say that it was mostly the installer's fault :p

The repair guy I just spoke to said that when you set a level on the door threshold it's sloping down slightly to the right (when facing the door from the outside), which was creating a tiny gap where water could get in. This makes sense because the water that @Marial and I noticed had pooled on that side of the building, and additionally that was an area that was VERY difficult to get level during the base preparation for the foundation. I've confirmed that it is in fact out of level by a very small amount. Fortunately it's the only part of the building that's out of level, and since it's only by a small amount I'm still happy with the work I did. The difference could likely have been made up with one more 5-gallon bucket's worth of crushed rock base course under the steel substructure. When the structure was in-place I checked it for level and everything looked great, but it appears there was some differential settling in that area relative to the rest of the building which did not settle much, if any.

The tiny gap has been filled with silicone sealant (not polyurethane sealant which shrinks over time) from both sides, and he applied additional sealant at the door threshold and trim. I know I said earlier that if all he did to fix the problem was add some caulking I was going to be upset, but after talking to him and seeing the thoroughness and quality of his work, I'm surprisingly convinced that this will fix the problem. I do wish the door installer would have caught this beforehand, and I also wish the differential settling hadn't occurred which I'll take the blame for, but ultimately I suspect things will remain dry in the building now.

I'm recovering from a minor surgery that I had done last weekend, but am hoping to get back to knocking out the partition wall, finishing the insulation, rebuilding the partition wall without a double-top plate (continuous floor to vaulted ceiling), and getting all of the inspections signed off by the end of the year. It's going to be a push, but I'm confident I can get it done. There's not really a penalty if it slips, other than the bruises to my ego, haha.
 
Well, it's all ultimately good news, seems like. I'm pretty confident I'm going to have some mixing work for you when you officially open. :)
Very excited to get back to mixing. I was just tracking a tune with my new band the other night. The drummer has a small home studio and is a very talented mix engineer. Getting setup, tracking and watching him dial some things in between takes had me jonesing for running the process myself.
