Chord Sheet / Changes Help!

I’m working on the song “Since You’re Gone” by The Pretty Reckless. I found a chord chart saying the song is in F minor. Many of the chords are flat so I’m tuning down a half step.

The chord changes in the chorus and bridge don’t sound right to my ear which leads me to a few questions.

1) Is this song technically in F minor or Eb major?
2) The verse sounds like it uses two notes (Eb and F) so would we say that the verse is in Eb or F?
3) The chorus is written in C-Fm-Ab-Bb-C-Db-Fm but I think it should be Bb-Eb-G-Ab-Bb-C-Eb
4) For the bridge, the first two lines alternate Eb to Fm. Are the Eb parts just straight Eb notes and then the Fm parts use the main riff?
5) Also in the bridge, the final part is written Fm-Ab-Bb-C-Fb-Bb-C-Bb. I believe it to me Eb-G-Ab-Bb-Eb-Ab-Bb-Ab.

Again, with some parts, I’m not sure if it’s proper to call it Eb or Fm since the Eb and F notes are what’s being used.

The starting chord and key centre is F in standard tuning. If you do what the guy has written and tune down 1/2 a step, then you need to play in F#m on the guitar fretboard to be in the right key.

The chords the person has written on ultimate guitar are pretty wrong!

The chord sequence is derived from the blues - so it uses power chords following the notes of the minor pentatonic mostly. It won't be like a regular tune in a major or minor key using straight diatonic harmony.

I will write the chords down for 1/2 step down tuning.

There is a bVI chord, or a D (which is common in blues also), but most of the chords would be derived from the blues scale notes which are I, bIII, IV, V, bVII. (or F#, A, B, C#, E)

Here's the chords for verse and chorus.

I'm counting the bars quite quickly there. The sections I've written go from 'Since you hide' to 'since you're gone, since you're gone'.

I would recommend learning the F# minor pentonic as it will give you the root notes you need (apart from the D).
 
Also - I would recommend staying away from Ultimate Guitar. It's full of wrong information. If you want to find accurate tabs/ notation then get hold of guitar pro (latest version is 6) and go to gprotabs.net where you can download decently transcribed stuff which you can actually listen to to make sure it sounds right.

Ultimate guitar seems to be written by beginners for beginners - just about every time I've visited it through a student who's pulled something off it it's just all completely wrong! It makes me laugh but it's not that funny it seriously wastes a lot of people's time. It might make a lot of money selling advertising space but the information there isn't checked by anybody and most of it's useless.
 
So if the song is actually in F, I wouldn't want to down tune would I? Looking at the chords you wrote, in standard tuning I'm using some flats so I figured down tuning would work best for Eb and Ab. The main riff still sounds like two notes..is it the major second like we've said (Eb to F)? If so, I should still down tune 1/2 step correct? The bars of B (really Bb) sounds like alternating between Ab and Bb...agsin requiring doen tuning..am I thinking correctly?

Yes that's right they're playing on down tuned instruments so it helps to do the same. Otherwise you cant make it sound like they do.
 
EDIT...think I got it now...working on the bridge now...

This is what I hear so far. For the verse, I hear Eb-F (Variations Eb-F-Eb), etc....

Ok...I wrote what I thought was correct for the Bridge and the Outro, which I believe is all F. Could you check that to see if I have it correct (Attached pdf)?

Also, I don't really hear two things:
1) The split bars of F/Eb. These still sound like they're using the same main riff or a variation thereof, which is F and Eb..so how do we know it's a split bar?
2) I'm not sure I hear the Ab in the 8th bar of the verse (split F/Ab) or the full bar of Ab in the 12th bar of the verse. The bars of Bb sound like they're using a Bb/Ab riff in the same way the bars of F are using a F/Eb, yes?

The first two beats of the 4 beats of the bar, you play the F, and the second two beats, you will play the Eb. Same with the F/Ab.

And the chord changes of the bridge are Ab for 2 bars, then F for two bars. And as a little exercise for you, I'm going to let you figure out the next chord changes on your own ;) You should be able to figure it out easy enough using your ears and the info I gave you.

You are definitely going to have to use your ears for that chord sheet to make any sense to you. Looks pretty accurate to me, but doesn't give you the whole story about playing it. So use the chart and your ears and you'll get it. And as stated before, they do tune down a half step, so it sounds like F but is played in F#.

BTW, Mark Damon from the Pretty Reckless is a friend of mine. OK, only a Facebook friend ;) but we've had some quality interactions and he's a really nice guy and I'm pretty sure I can get comped if they ever play in Orlando, so that makes him a friend in my book!
 
I listened to the song and played through it last night. I can definitely hear the changes but I guess I “hear” the Ab come in on the Bb measure, like an intro note. The same is true at the beginning of the song when I hear an Eb to F to start the riff. That’s a bar of F but uses the Eb note, correct? I guess I hear the changes and I can "play along" with it but I'm just trying to get the proper "theory" behind it that's causing the problem.

For example, are the Eb notes really at the end of a bar as lead in to the next bar? Example...I hear an Eb to F at the beginning of the song to start the riff, so is the F really on beat 1 and the Eb on the "and" of the previous "bar"? In the same way, bars of Bb really start on Bb as the Ab note is really on the end of the bars of F?
