4 pages and nobody asks what kind of bass?

Do you have to mow the bass? No.

Does the house have tort or a thrashing open E? No.

If your married and your wife is totally cool with you getting a $12,000 bass that means A) all the “happy wife, happy life” stuff has been addressed and B) you can probably afford both just fine.

Then when you retire you can live in the lake house and dime the bass so everyone can enjoy the noodling.

The house; well, that's the EZ answer. Personally, once I made a deal with a builder and send a deposit, that's my word. I don't ever want to go back on my word. It would have to somehow be 'both'. Are you buying the house with ca$h? If a loan, add a few months to the end to pay for the possibly 'deductible' closing costs.... or find a way to pay little or no interest to pay off the bass. Decisions, decisions..... doing home repairs and maintenance on a 2nd house might tear at YOUR sanity if you lose the bass. It goes both ways.

So, my wife green-lit my dream bass. Deposit paid, balance is due... $12K

My wife found her dream lake house, deposit is paid, and now she wants to pivot and use the 12K for closing costs.

$1200 deposit will be lost...

We both agree that we don't want to touch savings because there are some minor upgrades that she wants to do to the house.

So... which stays... the lake house, or the bass?

Depends on how you feel about your wife.

I’ve never bought a new boutique bass, the ones I own were procured here… However, I don’t know if you could possibly find someone who may be interested to take over the build and perhaps they give you $900 of the deposit and they’re ahead by $300? Thinking here to see if you might be able to make it not quite a win win but certainly a win for another buyer and a smaller loss for you..,

Food for thought…

Not enough info, so I can only speculate based on my life experiences cast onto the situation. I would go with the choice not really being $12k for the bass or for the lake house. Would the lake house become your residence and only mortgage or a second mortgage where the lake house will cost $12k in closing costs, but another $24k / year in mortgage / taxes / insurance, HOA fees, etc? If so, your bass, while expensive, is kinda cheap.

15 years ago I sold my Warwick Thumb. My dream bass.
Also sold my Boogie Walkabout.
We had just bought a new house and had twins a few yrs before. I wasn't playing out anymore.
And I really "needed" a big TV and a few other actual "essentials" we didnt have $$ for. So I bought a $100 Yamaha BB404 and moved on.
So. Fast forward 15 years and I now own two Warwicks... And I still own the Yamaha slightly modified.
There will always be another bass. The best parts of life aren't things they are people. The more time we can spend with the people we love the better our lives. The beach house sounds amazing. It will be an awesome thing for your family.. Enjoy it.

I don’t know anything about money and this is not financial advice.

Inflation is skyrocketing. If I had spare cash right now, I’d get the lake house.

Plus, I’ve been married for 11 years and I know which one I’d buy.
