That sounds like a decent amount of space, unless you plan on using it for general carpentry, where you need to cut 4x8 plywood. Guitar building doesn’t involve much longer than 8’ boards, usually 4’. A crosscut sliding miter set up along a long cutoff table would work well, the rest of the length serves as workbench. I have my table saw, jointer, and planer on wheels, but rarely have to move it. All kinds of space saving tricks, like combining router table with table saw extension. I think you’ll be fine, but if you can wrangle more space, so be it. Use the rafter space for lumber storage, get crafty. To people working out of their apartments, this would be a palace. Get serious on dust collection, it’s the biggest problem in the shop I share with my brother.
