Check in with the police, VA, social services about the incident, prepare non-lethal protection, but do keep in mind how Jaco Pastorius ended up.
Here's an idea, post a notice on the apartment entrance door with a cell number to call if people are bothered to see if there are others you are bothering. "Hi we play music in the warehouse nearby on Saturday from x to x, does the noise bother you?" I suspect you'll be flooded with calls once you start playing if you post the notice a few days earlier. You might want to use some temporary number if that is possible.
Make that dude realize that you are there legitimately, its cool youre there, youre going to remain doing what youre doing and thats all there is to it. Plan / pack for the worst. Invite some friends to come check out your rehearsal so youve got witnesses. Getting others involved like managers and others in the park is just opening a can of worms thats not needed. This bully wannabe needs to just go take it somewhere else, if he needs persuading help him out. Tired of people causing problems for nothing. G-Ball probably doesnt have an ounce of groove in him so hes mad at you guys.
If were me I would call the police and report that. Then shut the bay doors as a compromise. He does not have any right to confront your band like that. Maybe ask the police to ask him about a good time to talk to him for some understanding and compromise but that he cannot just go making demands.

If he truly has PTSD that is sad. But it still doesn't excuse him from scaling a security fence and threatening people. There was a guy around years back that had us all convinced he had PTSD. Had some great stories of being a "gunner" on a helicopter in Vietnam etc. After a couple years of putting up with his crap, we found out from a family member of his, that while he was in the military he never left the US. It was the crack and meth. So until I was sure "your guy" was sincere, I'm not so sure how willing I'd be to change my practice arrangements for an aggressive complete stranger. Especially since most zoning committees take in to account how close Industrial sites can be from residential. But I'm just assuming that here...
Be safe and file a police report. At least if he comes back, the police have prior knowledge of this guy and his behavior. It may save you and your buddies if this did escalate. I was in your position with an ex brother in law that was a big "user". he was threatening to kill my wife and I. The officer that took the report thought I was being a little silly. Three weeks later he blew himself up in such dramatic fashion that it made all the big network news. Any crackhead willing to blow himself up like that, was perfectly capable of doing harm to me or my wife...

I don't know many people with PTSD, well, I don't know ANYONE with PTSD, but I would tend to think if someone really had it, they wouldn't use it as leverage for sympathy or threats. Ever hear anyone say "I have cancer, turn it down!" ??? Not me.

Sorry for slight sidetrack, but I've seen a few comments here about "zoning" laws. OP is in Austin so I can't say for sure there, but here in Houston we do not have zoning laws. It's a sore point for some folks here but it honestly doesn't really bother me. I have commercial real estate literally two blocks from my house and I really can't say that it puts me out in the slightest.
Close the door, turn down a bit, and get a portable AC unit.

Instead of speculating, it took me about a minute to search for Austin noise ordinance laws. I posted them in this thread in post #92, if you don't want to google them yourself.

I'd report it on a non emergency police line. Odds are he's harmless. As a soldier myself I'd say if someone pissed me off enough that Id want to hurt them I wouldn't do a lot of talking. He may have just needed a hug.
