My New Studio Build (perhaps overly detailed)

You sir are more intuitive than you think. This is absolutely not a joke: I was wearing a ministry of silly walks T-shirt when I went in to the DPD office. My wife bought it for me last year, and I put it on that morning without even considering the implications. How fitting!

I had a brown hoodie on over the top of it, so it wasn't readily apparent, but still... I think it counts as an act of rebellion on my part :p

Question for you guys. The architect at our contractor's office just sent over some initial plans for the rehearsal space/garage. What are your thoughts on the following:

1. 2 layers of 5/8" sheetrock with the gorilla glue stuff (is that who makes it) in between. Well insulated walls of course.
2. Well insulated attic to provide buffer of sound up top while also giving me some much needed attic storage.
3. The doors so far just show as a set of double doors. We are not doing a garage door because of sound. Is there a particular type of door that will provide the needed sound insulation (essentially not pissing off the neighbors) that anyone knows of.
4. No windows and a split AC unit for climate control.

Anything I should bring to the table before we meet? This is a stand-alone 20' x 25' "garage" where the old one was designed for practice space to never have to rent space in some awful warehouse or facility again.
 
Documents have been accepted and review fees have been paid. All this means is that I now know for certain that my application is in the system. That shouldn't be as much of a point of celebration as it is, but... Well... It is, haha.

It's Green Glue. I used roxul safe and sound insulation but that isn't super important. You should have something that decouples the walls from the studs, either separate wall, staggered studs or the sheetrock should be floated on a specially designed track (resilient channel). The walls and ceiling should both be done that way and you need to make some considerations for the floor. Doors can be expensive but leave a big hole in the wall for sound to escape. Make consideration for electric outlets, lighting etc.

Congrats on getting a project going. Hopefully you don't run into the permitting headaches that I have. @peterpalmieri hit on some key points already.

1. 2 layers of 5/8" sheetrock with the gorilla glue stuff (is that who makes it) in between. Well insulated walls of course.
Two layers of 5/8" Type X drywall with Green Glue in between provides two out of the three main measures for sound isolation. Mass (doubled-up drywall), and dampening, which is the process of converting acoustic energy into thermal energy (Green Glue). What you haven't hit on is decoupling. The same company that makes Green Glue makes a product called Whisper Clips. You attach the Whisper Clips to the studs, resilient channel to the clips, and then hang the drywall off of the channel. You have to use specific screws so that you don't go too far and connect a sheet of drywall to a stud. You also have to keep a 1/4" of separation around all sides of each wall/ceiling which you then seal with a flexible sealant made by the same company. You're trying to create a freely vibrating wall that's not connected to the building studs in the conventional way. So now the sound hits this big freely vibrating mass that's decoupled from the structure which removes a lot of its energy, it has to go through a hunk of mass (first sheet of drywall), a substance that dampens the sound and converts a lot of it into heat (Green Glue), and the remaining energy has to pass through another layer of mass (second sheet of drywall). What's left then has to make it through an air gap (your insulated wall cavity), potentially a layer of plywood, building wrap, and siding. You can see how it all stacks up and how it creates an effective sound isolation perimeter.

Keep in mind the system will have weak points at any doors, windows, HVAC vents, electrical outlets, light switches, lights, etc. All of these need to be treated in a number of ways. I highly recommend grabbing a copy of Rod Gervais' book (http://www.amazon.com/Home-Recording-Studio-Build-Like/dp/143545717X) as it is an invaluable resource for this type of construction.

The type of insulation you put in your attic (typically blown cellulose or pink fluffy batts) doesn't really do much for sound isolation. You need to do it for thermal purposes, but don't expect any gains in terms of isolation. Your ceiling should be constructed in the same way as your walls (drywall, green glue, drywall, resilient channel, clip, stud) if you want to see improvements.

3. The doors so far just show as a set of double doors. We are not doing a garage door because of sound. Is there a particular type of door that will provide the needed sound insulation (essentially not pissing off the neighbors) that anyone knows of.
You can build your own "super door" using methods outlined in Rod's book that I linked to previously. You can also buy pre-built sound isolating doors. I believe @peterpalmieri installed one for his project last year. They're incredibly heavy, have specific door seals, and heavy-duty hinges to carry the weight. They're also quite expensive, but well worth it. If you don't use one (either DIY or off-the-shelf) your wall/ceiling isolation isn't going to be very effective since everything works as a system.

4. No windows and a split AC unit for climate control.
No windows is a good move for sound isolation. A split HVAC system will be great for conditioning the space inside the studio, but realize it is a major weak link in terms of isolation. You'll need to use lots of frequently turning ducts that change size erratically, combined with pounds and pounds and pounds of acoustic sealant, and diffusing baffle boxes if you want your sound isolation perimeter to be effective. HVAC contractors won't know what you're talking about because all of this stuff will make the system less efficient and goes against all of their training which has basically nothing to do with sound.

Still waiting on Seattle DPD to make a determination. In the meantime I have a Reiner Studio1200 amp en route to me, and I just finished building my low-volume practice drum kit. Ludwig Breakbeats kit, Remo Silentstroke heads and Zildjian L80 cymbals. Doesn't sound great, but volume low enough that you can talk over it. Also great for practicing tunes so you can easily hear all the details of the other parts over your drums. You could use these on a coffee shop gig with someone on an acoustic guitar. Much more fun than playing something like a cajon.

I just got off the phone with my contractor and then Seattle DPD. They have approved my ECA exemption application based on the information I submitted which built a really strong case for the steep slope adjacent to the property being completely engineered (rockeries) and pre-development conditions being less than the 40% threshold for a steep slope (~36%). Huzzah!

What that means now is that we have to re-submit for a building permit so that it can be screened once more. There's still the question of whether or not they'll allow me to place the building inside of the setback from the alley, but this was a major victory. The big takeaway from this is that regardless of the alley setback determination I have room to build a structure of a large enough size to accomplish my basic needs. If I can also get the alley setback variance I'll be able to get everything that I set out to do in the first place. We're not out of the woods yet my friends, but I can definitely see daylight in the distance. Huzzah!
 
I just crunched some numbers.
New studio potential dimensions based on possible alley setback conditions. This is based on a 5' separation between eaves (house to studio) for the fire code, and maintaining 5' clear between the back of the rockeries and the face of the block wall at the northeast corner.

5' setback (no variance): 13'x23'
3' setback (2' variance): 14'x24'
No setback (exemption): 14'x24'

The difference with the last one is that I can build with 2x6s at the full dimension, and we'll have in excess of 5' clear from the rockeries.

Moral of the story: All conditions moving forward will be great for me, but I'd still like to try and get this as close to the alley as possible, so I'll be continuing the battle in the hopes of a larger victory. Keep your fingers crossed!

I just got off the phone with my contractor. He has an appointment setup at DPD on Wednesday the 23rd to review the plans and hopefully get an STFI (Subject to Field Inspection) permit issued that day. I’m preparing site plan alternates in case they reject the plan of putting the face of the block wall up against the alley property line. That way if they won’t permit it as shown, he can pull out an alternate site plan and say “What about this?” The ultimate goal here is to have a permit in-hand before Christmas. Fingers crossed!
 
Happy holidays, happy new year (soon enough), and all of that to those still following this thread that feels like it has the forward momentum of an asthmatic snail carrying a large load of groceries.

It's been a tumultuous holiday season. To kick things off my wife's best friend of the last 26 years passed away due to complications from an inoperable brain tumor on December 23rd at the very young age of 31. Obviously that's a downer. We managed to get away and head up to the San Juan Islands (northwestern portion of Washington), specifically Orcas Island for Christmas. We had a lovely time. Obviously an upper! We got back and immediately began doing work on things for her friend's memorial service (she's writing a speech, I'm putting together a three-part slideshow), and in doing so a lot of tears were shed. Once again, a definite downer.

In the midst of our work this afternoon I got a call from my contractor. Today was the day that he went in for an attempt to get a permit issued. Major props to him because he went in despite today being the first day of his vacation. He knew that the week between Christmas and New Year's would likely be slow at the permit center, and he was right. According to him there were ZERO other applicants there, so he breezed right up to the counter. If you recall, we've obtained our exemption from the ECA (steep slope) condition on the site, and needed to get a variance to the setback from the alley which has a tie-in to the fire code. Well wouldn't you know it... THEY GRANTED US THE VARIANCE!!!!!! Not only that, but they waived the normal requirement to build a one-hour firewall on the variance side of the structure, which is normally the way they offset things in this particular variance condition (building inside of the 5' setback from the alley). Fees were paid, and a permit was issued. In case you missed it, let me spell that out a little more clearly:

WE HAVE A PERMIT IN-HAND AND ARE FREE TO BEGIN WORKING AGAIN!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

This comes as unbelievably great news for me. Tomorrow I'm going to put in a call to my concrete block supplier and get that delivery back on the schedule. With a little luck I'll be able to start constructing the required block wall to level out the site as early as next week.

This of course comes in the wake of our brother-in-arms, Lemmy, shuffling off this mortal coil. Lots of death this season, but a new studio for me helps to keep spirits high. More updates to come.
